Questions we get asked

How much does fascia and soffit replacement cost in Cork?

€800 to €1,400 for a mid-terrace, €1,000 to €1,600 for a semi (front and rear) and €2,000 to €3,500 for a detached house, supplied and fitted. With new gutters, a 3-bed semi is €1,400 to €3,500. The Cork price guide has every job.

How long does it take?

One to two days for a semi, two to three for a detached house. Scaffolding or rot behind the old boards adds time.

Can you just repair one section?

Yes. A fascia section up to 3 m is €150 to €300, a soffit section €120 to €250 and a corner or joint €100 to €200. See repairs.

Is there a grant?

Not for fascia and soffit on its own. With SEAI's external wall insulation grant (€6,000 for a semi, €8,000 for a detached house), the soffits and gutters usually need adjusting anyway, so do them together.

Will it make a mess?

Very little. The old boards and gutters come down in sections and leave in the company's van, and the ground under the eaves is swept at the end of each day. The work is all outside.

Is the work guaranteed?

Ask for the guarantee in writing with the price: the company's on the workmanship, and the board maker's on the uPVC and its colour.

Who comes out to my house?

One fascia and soffit company that covers your part of Cork. They look at the roofline, price it in writing and do the work. We never send your details to more than one company.

Do you cover my part of Cork?

Yes: Cork city and the whole county, from Carrigaline, Cobh, Midleton, Mallow, Youghal to Mitchelstown, Kanturk, Dunmanway and Millstreet. Pick your town on the form.

How can I tell if my Cork house needs full 18 mm fascia replacement rather than 9 mm capping?

If paint is flaking at the corners, gutter brackets are pulling forward, or a screwdriver pressed into the timber behind the gutter sinks into soft wood, the old timber must come off and be replaced with 18 mm structural board.

Why is bottom-edge roof felt replacement so important when changing fascias in Cork?

On 1970s to 1990s Cork estates, the last 150 mm of bitumen felt overhanging the gutter has usually rotted away, letting wind-driven rain drip behind the fascia onto the soffit and wall head; rigid PVC felt trays cure this permanently.

What colour uPVC or aluminium fascia lasts best in strong south-facing sunlight?

White cellular uPVC reflects heat best, whilst modern foiled Anthracite Grey (RAL 7016), Black Ash, and Rosewood boards use heat-reflective exterior foils warranted for 10 years against warping or fading.

Will replacing my soffits stop condensation in the attic after a SEAI insulation upgrade?

Yes. Adding 300 mm of fibreglass on the attic floor often blocks the old eaves gap; fitting continuous 10 mm or 25 mm vented soffit boards restores through-draught across the rafters and clears winter roof-space condensation.

How do you replace fascia and soffit above a conservatory or kitchen extension?

Installers bridge conservatory glass roofs and flat-roof extensions using lightweight aluminium conservatory-span staging beams supported off the main wall and garden, so nobody steps on the roof glazing or EPDM.

Do terraced or two-storey Cork City houses need full scaffolding for fascia and soffit work?

Most two-storey semi-detached and terraced houses are completed off modular aluminium access towers and wide staging boards included in the quote; only three-storey townhouses or steep street drops need fixed tube-and-fitting scaffolding.
