15 fascia, soffit & guttering terms
Plain-English definitions of the boards, vents, fixings and eaves components that appear on written Cork roofline quotes.
18 mm Full-Replacement Board (Jumbo Board)
A structural 18 mm thick cellular uPVC fascia board fixed directly into the sound timber rafter feet with 65 mm stainless steel polytop pins after all rotten timber fascia is stripped away.
9 mm Capping / Over-Cladding Board
An L-shaped 9 mm uPVC cover board pinned over existing sound timber fascia; quicker than full replacement, but never suitable where Cork coastal or valley damp has already softened the backing timber.
Ventilated Soffit Board
A tongue-and-groove or flat uPVC soffit board with continuous 10 mm or 25 mm louvred airflow slots along the eaves, satisfying Building Regulations Part F attic cross-ventilation requirements.
Over-Fascia Vent
A discreet 10 mm or 25 mm black plastic comb strip screwed along the top edge of the new fascia board beneath the bottom tile course, providing unseen eaves airflow without slotting the soffit.
Eaves Felt Support Tray (Refurb Tray)
A rigid 1.5 m polypropylene tray slid up under the bottom row of roof tiles or slates to replace perished bituminous sarking felt at the eaves and direct roof condensation cleanly into the gutter.
Rafter Foot Sistering
Bolting or screwing a 600 mm length of treated C24 structural timber alongside a decayed rafter tail at the eaves so the new 18 mm fascia and gutter brackets have solid structural fixing timber.
A4 Marine-Grade Stainless Polytop Pins
Ring-shanked 65 mm x 3.35 mm stainless steel nails with colour-matched UV-stabilised plastic heads (two per rafter foot) that will not rust or streak in salt air around Kinsale, Cobh, or Youghal.
Deepflow Cast-Effect PVC Gutter
A semi-elliptical high-capacity uPVC gutter profile (typically 115 mm wide by 75 mm deep) that carries roughly double the rainwater flow of standard half-round guttering during heavy Munster downpours.
Powder-Coated Seamless Aluminium Fascia
Marine-grade 1.2 mm to 2.0 mm folded aluminium fascia and soffit finished in polyester powder coat (commonly RAL 7016 Anthracite Grey or RAL 9005 Jet Black) with a 30-year coastal service life.
Dry Verge Cap System
Interlocking UV-stabilised uPVC or aluminium units mechanically screwed over each gable tile course, replacing cracked sand-and-cement mortar bedding that blows out in southwest gales.
Bargeboard & Box End
The angled fascia board running up the sloped gable verge of a Cork roof and the mitred boxed return at the eaves corner where the horizontal soffit meets the sloping gable.
Bird Comb / Eaves Guard
A flexible polypropylene comb fixed along the top of the fascia beneath curved concrete roof tiles to block starlings, sparrows, and wasps from nesting in the warm batten space.
Running Outlet & Downpipe Shoe
The gutter union piece that feeds rainwater vertically into the 68 mm round or 65 mm square downpipe, terminating either in a kicked shoe over an open gully grate or a sealed trapped storm drain.
2.0 m / 4.2 m Easy-Access Scaffold Tower
Lightweight aluminium mobile tower or cantilever eaves staging erected along semi-detached and detached walls so old timber is stripped and new boards levelled safely without working off ladders.
13.5% Reduced VAT Rate
Irish Revenue building rule under which fascia, soffit, and gutter replacement on residential properties qualifies for the 13.5% VAT rate provided supplied materials stay under two-thirds of the total price.

Questions we get asked
How much does fascia and soffit replacement cost in Cork?
€800 to €1,400 for a mid-terrace, €1,000 to €1,600 for a semi (front and rear) and €2,000 to €3,500 for a detached house, supplied and fitted. With new gutters, a 3-bed semi is €1,400 to €3,500. The Cork price guide has every job.
How long does it take?
One to two days for a semi, two to three for a detached house. Scaffolding or rot behind the old boards adds time.
Can you just repair one section?
Yes. A fascia section up to 3 m is €150 to €300, a soffit section €120 to €250 and a corner or joint €100 to €200. See repairs.
Is there a grant?
Not for fascia and soffit on its own. With SEAI's external wall insulation grant (€6,000 for a semi, €8,000 for a detached house), the soffits and gutters usually need adjusting anyway, so do them together.
